For over 14 years I’ve been watching Hotel room investment spring up and fail. Yet I never really understood the one key component that gave some hotels a much greater edge over others. This one distinction I feel makes a massive difference in the success or failure of your investment.

BTW I am not saying all fail, but I’ve seen enough to be extra cautious. In saying all this, I think Hotels are an awesome opportunity done right.

What else do you really have to invest in? But it's more than that despite all that the government has thrown at property investment things are still looking pretty good. I rarely if ever meet a successful millionaire, business owner or investor that doesn’t have property as a basis. This has not changed, and certainly, in the UK the supply and demand are still the biggest concern.

When something goes wrong deal with it quickly, ignore the excuses, ignore the blame because weeks and months can go by quickly, but most of all you have kept this one thing at the forefront of your mind and make sure you focus on this alone. Ignore right or wrong, focus on this one thing!

The question is redundant, you cannot control another person, so you cannot ‘know’ that they will pay the rent. The best you can do is get a professional agent so that all of you documents are in order right from the start and when they do stop paying do this one thing.

It’s the age-old competition to know which is better Property Yields or Capital Growth, Cash flow or Capital as I say. In fact, many property salespeople would have you think they are different sides of the coin and opposed to each other. The one simple truth about both is covered in this video.

NOTE - For beginners, Gross Yield is simple the Annual Rent / Purchase Price x 100 expressed as a percentage. The debate comes when we consider Net Yield and what it includes, as this can give a wildly different outcome with most sales companies preferring a Net Yield before any finance is taken into account. Realistically, by definition, it is ‘after ALL expenses’ the fact that many expenses are variable is the cause for concern.

In short, the answer is yes and no! Yes, if the fundamentals stack up and the area is at the right stage and No, because you are likely to be too emotional about it, getting involved when you should be delegating.

There is one technology now that made the difference in my portfolio and allowed me to buy anywhere around the world (almost) without having to see the properties or know the area.
