It's been a battle wary few years with so many major changes as well as various acts of self harm from Brexit to tax changes and Idiotic Elections as well as clear lacks in any leadership from our politicians. The market hates uncertainty and right now we have so much of it. 

But look deeper and you will see through the smoke screen and through to the fundamentals which right now are looking pretty good for the rest of the UK. Let's face it the past 10 years hasn't really amounted to anything except a lost generation (Thanks Blair/Brown and Cameron/Osbourne all uninspiring leaders who lost sight of the people they represented.)

I don’t want to take a mortgage, can I pay cash? - Property Rant 047

Totally understandable!!! The government has made it so difficult to get any finance through on an investment.

My thoughts are this!!! Don’t let the difficulty of finance cloud the benefits it provides, it’s all about return on investment. Paying cash you get the pleasure of paying MORE tax… not something I recommend. I prefer to see an appropriate amount of leverage so it will maximise your return.

So the question of a mortgage or not is more about leverage or loan to value than risk and tax you are prepared to pay than the cash you have...

Can we use our own Mortgage Broker? - Property Rant 046

Of course, you can use your own broker. No one can force you to use a broker you don't want to use.Sure they can stop you from buying an investment but that will rarely happen.

However…

In this day and age mortgages are much more complex and brokers have to specialise so the broker you used for your home or the one down the street may not really understand the investment.

So in the end it may be in your best interests to use a recommended broker. That doesn't mean you shouldn't still vet them as normal.
